I filed the eviction with the court and now my tenant wants to give me half the rent now and half next week.  What will that do to the eviction?

If you accept a partial payment, the eviction will be dismissed.  If your tenant fails to pay next week, you will have to start the process all over again.  Since we search eviction records separately, we often see the same Landlord bringing a case against the same tenant month after month.  It is obvious that the tenant only pays once the Landlord files an eviction.   These are not the kind of tenants you are looking for!  This type of eviction is often not listed on the credit report because it has been dismissed.  Our database lists both the cases with judgments and also the cases that have been filed and dismissed.
