Co-Signor
Agreement
We've
been told that this is one of the best co-signor agreements available.
The co-signor should be required to fill out an application, providing
the landlord with all the information necessary to garnish wages, impound
a vehicle or attach a checking account. The separate co-signor agreement
stipulates that the co-signor never intends to reside in the property
(this is very important if the landlord has to file with the court), but
does intend to be financially responsible for the payment of the rent,
utilities, cleaning charges or damage assessments under the terms of the
lease. ALWAYS obtain a release for credit information and run a
credit report to be sure the individual is credit worthy!

Lease Agreement
Our lease
combines several of what we think are the best leases available. We've
also added line items based on the actual experiences and problems our
clients have experienced over the years. It can be utilized for month-to-month
occupancy, as well as a one year or longer. Always review your state's
Revised Code to be sure that the lease is in compliance.

Rental Application
The landlord is lending a complete stranger the amount of the rent each
and every month. Don't you think he has the right to know how to collect
his money? Be sure the application provides enough information to garnish
wages, impound a vehicle or attach a checking or savings account. Each
adult occupant should fill out an application and sign a tenant release,
which allows the landlord to obtain a copy of the credit report.

Security Deposit Refund Statement
In most states, the landlord must send a detailed written notice telling
the former tenant if the security deposit was used to pay for damages
beyond normal wear and tear or return the security deposit. Failure to
do so, could result in the tenant filing a civil action for twice the
amount of the security deposit. If the tenant failed to leave a forwarding
address, send this form addressed to the rental property. The postal service
will either forward the mail or send it back to you as proof that you
made an attempt to comply with the Revised Code. We always send our statements
by certified mail, return receipt requested.

Roommate Security Deposit Addendum
If a roommate moves out prior to the end of the lease, how is the security
